How do you find the best Realtor or Agent to represent your Buying or Selling needs? Where to look to find reviews from other consumers when going through the process of choosing your Realtor!

For me, I started early in the Zillow agent review process.  I tend to be an early or quick adopter anyway of any new online media or technology.  About 18 months ago when Zillow started doing agent reviews it was my goal to quit doing my business from the old "testimonials" page or section of my website and let my clients review my job performance with Stars!

According to Zillow, agent reviews or ratings are "when former, potential or existing clients of real estate agents can write a review and rate agents on Zillow."

Zillow then allows reviewers to make remarks about an agent in "a free-form review box." There is no tinkering by the agent who is getting reviewed. What is posted stays there! The most I can do is respond or add my own remarks to what a consumer might have said about me as an agent.

Reviewers also typically rate the agent on listed criteria such as local knowledge, process expertise, responsiveness, and negotiation skills. They can then choose how many Stars to give their agent.  According to Zillow, "ratings run on a scale of 1 to 5, indicating how likely a consumer is to recommend an agent with 5 "very likely" and 1 "very unlikely." An agent's overall rating is then calculated by averaging the "likelihood to recommend" rating with the 4 sub-ratings (local knowledge, process expertise, responsiveness, and negotiation skills). The ratings and reviews appear on the agent's profile."

Who can write a review? Zillow only allows buyers and sellers who have some interaction, or worked with an agent to write a review. Zillow says that they determine whether such a relationship exists between the reviewer and the agent being reviewed at their discretion.  

I heard a mortgage broker friend of mine once say that "Zillow reviews have to be moderated by the agents and they have control over what is posted or not."  Not so, in fact Zillow notes that "Reviews cannot be individually deleted; however, agents have the opportunity to respond to any reviews published.  If an agent feels a review does not meet our review guidelines or any of our other applicable policies, the review can be flagged for re-moderation by Zillow's moderators. At any time, agents can opt out of being rated by deleting their Zillow profile. This will remove all reviews and presence from Zillow." 

For me, I still have my Zillow profile and 18 months after they started this process of doing agent reviews at Zillow, I am ecstatic and also humbled at the response I have gotten as an agent!
