Pierce's Corner Deal Tied to Historic Register Status

Residents and city officials discuss the situation -- and potential tax credits -- inside the Old Town building.

The pending sale and redevelopment of Pierce's Corner in Old Town Suwanee likely won't happen unless federal Historic Register status -- and the resulting tax credits -- is obtained, officials said recently. It's "not feasible" to buy and redevelop the vacant, two-story building on Main Street without those credits, Norcross attorney Michael Deming Sr. said Saturday in Suwanee. Pierce's Corner Deal Keeps History Alive in Suwanee

Norcross-based group to buy and redevelop 100-year-old building in Old Town.

History was in the air Thursday night in Old Town Suwanee. David Pierce, a 79-year-old Suwanee resident, was among those gathered at a business on Main Street. He brought along his sister, Elizabeth Payne, 89. "The building is in better shape now than when my father bought it," David Pierce said of Pierce's Corner, a vacant brick building a short distance away. But vacancy no longer is the only option for the building. Suwanee Ponders Offer on Historic Building

Gwinnett group and Atlanta developer make an offer to revamp Pierce's Corner.

Updated 4:54 p.m., July 26, 2011 Suwanee city officials have a good-faith agreement with a Norcross-based group and an Atlanta-area developer for the sale and renovation of the vacant Pierce's Corner building in Old Town. Alison Starnes, Suwanee's Downtown Development Authority manager, said last week that initial plans call for the building, originally constructed in 1910, to be a combination of office and retail space. "We're excited," Starnes said. "It's a positive step." Officials have been reviewing proposals since the Jan. 31 deadline. City Attorney Gregory Jay will draft the final agreement, but city staff has been allowed to proceed with plans. It's not sure when work will begin.
